ATTANTION: Our whole house is a non-smoking area.
Due to financial reasons and environment protection please take your apartment waste to the refuse containers and separate it for recycling by labeling.

Short stay surcharge: up to 3 nights we charge € 15,– / person and day
Additional person: € 18,– / day in summer and € 30,– / day in winter
An occupancy with two persons is possible at off-season, at snow start and ski spring.
Only one bedroom and bath will be included. Prices on request!
Reduction for children (only on pull-out beds):
Ages up to 2 years free | 2 to 5 years 70% | 5 to 12 years 50% | 12 to 16 years 30%
Baby bed, baby's high chair and changing mat for infants and toddlers on request!
Pets: For sanitary reasons, pets are not allowed.
Laundry service: Use of the washing machine and tumble dryer for € 10.– per machine, including detergent.
Parking: One parking space per apartment is available free of charge in front of the house. Garage parking from € 5.– per day.
Reservation & deposit: Upon receipt of your written confirmation and a deposit of approximately 30 % of the total amount without the resort tax per booking by bank transfer, you will receive a written reservation confirmation and thus your reservation is binding.
Check in & check out: The apartments are ready after 4 p.m. on your day of arrival.
Please ckeck in by 7 p.m., please send a message or call if you will be arriving later. Please check out by 9 a.m. on the day of departure.
Local taxes: € 2.60 / person and day, children up to the age of 14 are free. From November 1st, 2024 the local tax will increase to € 3.70.

Super.Summer.Card: € 6.–/adult and day, children born in 2018 or later free, € 3.–/child and day born 2009 to 2017
End of stay cleaning: The end-of-stay cleaning fee will be settled one-time with € 120,– per apartment.
Payment: We accept cash or a bank transfer in advance.
We ask for your understanding that a bank transfer is not possible after your stay.
Cancellations Terms: According to the general terms and conditions of the Austrian Hotel Industry.
We allow cancellations just in writing. Bookings cancelled 12 weeks prior to the planned start of a stay you get your deposit back less a handling fee of € 50,– per booking. Cancellations within 3 months to 1 month prior to the start of the holiday are subject to a fee of 40 % of the total booking price, within 1 month to 1 week, cancellations incure a 70 % fee, cancellations of less than a week are subject to a fee of 90 % of the total booking price. At belated arrival or previous departure we do not grant reductions. We strongly recommend you to take out a travel cancellation insurance!

NEW photovoltaic system
In July 2023 we put our 16kWp photovoltaic system (39 modules) into operation. Since the sunlight is very good in Serfaus-Fiss-Ladis, we can generate a lot of electrical energy.
